Welcome to Ricente Properties. These Terms and Conditions ("Terms") govern your use of this website and any reservation, booking, stay, or service provided by Ricente Properties ("Company," "we," "our," or "us"). By accessing this website, submitting an inquiry, creating a reservation, or occupying any property managed by Ricente Properties, you agree to be legally bound by these Terms.
1. ELIGIBILITY
Guests making reservations must be at least twenty-one (21) years of age unless otherwise specified by the property. The individual making the reservation must remain responsible for all occupants, visitors, damages, fees, and compliance with these Terms throughout the duration of the stay.
Ricente Properties reserves the right to request government-issued identification, proof of address, payment verification, and any additional documentation deemed necessary to verify the identity of the guest.
2. RESERVATIONS
All reservations are subject to availability, verification, approval, and payment confirmation.
Ricente Properties reserves the right to reject, modify, or cancel any reservation at its sole discretion, including but not limited to:
Suspected fraud
Chargeback history
False or misleading information
Violation of occupancy limits
Violation of property rules
Safety concerns
Regulatory requirements
Circumstances beyond our control
A reservation is not considered confirmed until payment has been successfully processed and confirmation has been issued.
3. PAYMENT TERMS
Guests agree to pay all applicable charges associated with their reservation, including:
Nightly rental fees
Cleaning fees
Taxes
Pet fees (where applicable)
Administrative fees
Damage charges
Additional guest fees
Other charges disclosed during booking
Ricente Properties reserves the right to charge the payment method on file for unpaid balances, damages, excessive cleaning, policy violations, unauthorized guests, smoking violations, chargeback expenses, and other costs incurred as a result of the guest's stay.
4. CANCELLATIONS AND REFUNDS
Cancellation policies are disclosed at the time of booking and may vary by property, season, reservation type, promotional rate, or booking channel.
No refunds shall be provided for:
Early departures
Changes in travel plans
Personal emergencies
Flight delays
Weather conditions
Road closures
Utility interruptions
Construction in surrounding areas
Neighborhood conditions
Acts of nature
Circumstances beyond our control
Refund requests will be reviewed on a case-by-case basis and remain at the sole discretion of Ricente Properties unless otherwise required by law.
5. CHECK-IN AND CHECK-OUT
Guests must comply with all published check-in and check-out procedures.
Failure to vacate the property by the designated checkout time may result in additional charges, including but not limited to:
Late checkout fees
Additional cleaning fees
Relocation costs for incoming guests
Lost revenue
6. OCCUPANCY LIMITS
Only registered guests listed on the reservation may occupy the property.
Unauthorized guests, visitors, gatherings, parties, events, commercial activities, filming, or photography sessions may result in immediate termination of the reservation without refund.
Maximum occupancy limits must be strictly observed at all times.
7. PROPERTY RULES
Guests agree to follow all property-specific rules provided before or during their stay.
Prohibited activities may include:
Parties
Events
Excessive noise
Illegal activity
Smoking
Vaping
Drug use
Firearms prohibited by law
Hazardous materials
Tampering with security equipment
Tampering with internet systems
Tampering with HVAC systems
Unauthorized pets
Unauthorized commercial activities
Violation of any property rule may result in immediate eviction without refund.
8. DAMAGES
Guests accept full responsibility for any damage caused by themselves, members of their party, invitees, visitors, contractors, or service providers they permit onto the property.
Damages may include:
Physical damage
Missing items
Stains
Odors
Excessive cleaning
Unauthorized pet damage
Smoke remediation
Furniture damage
Appliance damage
Lost keys
Lock replacement
HOA fines
Community violations
Guests authorize Ricente Properties to recover all reasonable costs associated with repairs, replacements, cleaning, remediation, administrative processing, legal fees, and collection efforts.
9. SECURITY SYSTEMS
Properties may utilize exterior security cameras, noise monitoring devices, smart locks, occupancy monitoring technology, environmental sensors, and other security measures.
Guests acknowledge and consent to the use of these devices where legally permitted.
No surveillance devices shall be installed in private interior living spaces, bedrooms, or bathrooms.
Tampering with security devices may result in immediate termination of the reservation.
10. PETS
Pets are permitted only when expressly authorized.
Unauthorized pets may result in additional fees, deep cleaning charges, property damage charges, and immediate termination of the reservation.
Service animals will be accommodated in accordance with applicable laws.
11. MAINTENANCE AND EMERGENCIES
While every effort is made to maintain properties in excellent condition, Ricente Properties cannot guarantee uninterrupted operation of:
Appliances
HVAC systems
Pools
Hot tubs
Internet service
Cable service
Utilities
Elevators
Community amenities
Guests agree to promptly report maintenance concerns and provide reasonable access for inspections, repairs, maintenance, and emergency situations.
12. FORCE MAJEURE
Ricente Properties shall not be liable for circumstances beyond its reasonable control, including but not limited to:
Hurricanes
Tropical storms
Floods
Fires
Pandemics
Government actions
Utility outages
Internet outages
Labor disputes
Natural disasters
Acts of terrorism
Civil unrest
13. LIMITATION OF LIABILITY
To the maximum extent permitted by law, Ricente Properties, its owners, employees, contractors, affiliates, agents, and representatives shall not be liable for:
Personal injury
Death
Property damage
Theft
Loss of data
Loss of income
Business interruption
Travel expenses
Indirect damages
Consequential damages
Guests assume all risks associated with use of the property and surrounding areas.
14. INDEMNIFICATION
Guests agree to indemnify, defend, and hold harmless Ricente Properties, its owners, employees, agents, contractors, affiliates, and representatives from any claims, liabilities, losses, damages, costs, expenses, or legal fees arising from:
Guest actions
Occupant actions
Visitor actions
Violation of these Terms
Property misuse
Negligence
Illegal conduct
15. WEBSITE USE
All website content, logos, photographs, branding, text, graphics, and intellectual property are owned by Ricente Properties and may not be copied, reproduced, distributed, or used without written permission.
16. PRIVACY
Personal information collected through this website shall be processed in accordance with our Privacy Policy.
17. GOVERNING LAW
These Terms shall be governed by and construed in accordance with the laws of the State of Florida without regard to conflict of law principles.
Any dispute arising under these Terms shall be subject to the exclusive jurisdiction of the courts located within the State of Florida.
18. MODIFICATIONS
Ricente Properties reserves the right to modify these Terms at any time without prior notice. Continued use of this website or any property after modifications constitutes acceptance of the revised Terms.
19. ACCEPTANCE OF TERMS
By accessing this website, making a reservation, submitting payment, or occupying any property managed by Ricente Properties, you acknowledge that you have read, understood, and agree to be legally bound by these Terms and Conditions.
